Whistler Exterior Paint Maintenance Checklist: What to Inspect Before Fall and Snow

Exterior paint does more than change the colour of a Whistler property. On a properly prepared surface, the coating is part of the system that helps siding, trim and wood details handle sun, rain, snow and seasonal temperature changes.
Paint cannot repair a leaking roof, failed flashing, poor drainage or decayed wood. A useful maintenance check therefore looks at both the coating and the conditions around it.
Late summer and early fall are useful times to inspect accessible exterior areas. The goal is to notice changes early, document them and decide whether the next step is cleaning, repair, a focused touch-up or a larger repainting plan.
Before you begin
Walk around the property in good daylight and photograph anything that has changed since the last inspection.
Stay on the ground or another safe, approved surface. High elevations, steep roofs, difficult terrain and areas near electrical equipment should be assessed by a qualified person with appropriate access equipment.
For each concern, note:
The elevation or area.
The surface material.
Sun, shade and weather exposure.
The visible change.
Whether the area appears damp or soft.
Any nearby source of water.
1. Look for peeling, flaking or loose paint
Peeling is a loss of adhesion between the coating and the surface—or between older coating layers. Inspect siding edges, window trim, door frames, eaves, fascia, posts and areas near joints.
Do not simply paint over loose material. Moisture, worn caulking, contamination, incompatible layers and insufficient preparation can all contribute.
2. Check for blistering or bubbling
A blister appears as a raised bubble in the coating and may be associated with heat, moisture or application conditions.
The bubble does not identify the cause on its own. Check for nearby leaks, failing joints, heavy sun exposure or damp material, and avoid coating over it until the area has been evaluated.
3. Inspect caulking and joints
Look at paintable joints around windows, doors and trim transitions for caulk that is split, missing, brittle or pulling away.
More caulk is not always the answer, and drainage openings should never be sealed by mistake. The right repair depends on the joint design and materials.
4. Find exposed or weathered wood
Inspect timber posts, beams, siding, trim, decks, stairs and railings for areas where the coating has worn thin or disappeared.
Pay special attention to end grain, horizontal surfaces, lower edges, fasteners, joints, splashback and shaded sections that dry slowly.
Greying can be normal weathering, but softness, deep cracking, persistent darkening or repeated coating failure may indicate a moisture or material problem. Paint and stain do not reverse wood decay.
5. Check lower walls and snow-contact areas
Areas close to grade often receive more water, dirt and snow contact. Look for splash marks, peeling near the bottom edge, vegetation touching the building, persistent dampness and finish damage where snow is piled.
Correct landscaping, drainage or snow-storage issues when they contribute to repeated wetting. Coating work should follow the repair.
6. Review gutters, downspouts and drainage
Paint failure can begin somewhere other than the painted surface. Look for overflowing gutters, disconnected downspouts, water running down siding, deck drainage problems and irrigation hitting the building.
Route water away correctly and have roof, flashing, envelope or carpentry concerns handled by the appropriate trade before repainting.
7. Note dirt, chalking, growth and staining
Dirt and environmental buildup can make a sound coating look tired. Chalking appears as a powdery residue as some coatings weather. Dark or green growth may be mildew, algae or another contaminant, but appearance alone is not always a diagnosis.
Cleaning should match the surface, coating and contaminant. Excessive pressure can damage wood, drive water behind siding or scar the finish.
8. Compare high-sun and high-weather elevations
One side of a property can age faster than another. Compare exposed south- and west-facing surfaces with shaded or protected elevations. Also inspect areas below roof runoff and where wind-driven rain or snow accumulates.
A whole building does not always need the same repair at the same time. Focused maintenance may be suitable when one elevation has aged faster and the remaining coating is sound.
9. Check decks, stairs and railings
Horizontal surfaces experience standing water, foot traffic, snow and abrasion that vertical siding does not.
Inspect treads and landings.
Check rail tops and board ends.
Look around connections and fasteners.
Move planters or mats and inspect beneath them.
Note areas where water collects.
A deck coating may require a different preparation and maintenance cycle from siding or trim.
10. Look at fasteners and metal details
Check for rust staining, failing coating around fasteners, exposed metal and water collecting at connections.
The right preparation and primer depend on the metal and the source of corrosion. Repeated staining may require a repair rather than another finish coat.
Decide what kind of action is needed
Cleaning may be enough when
The coating is sound and well bonded.
The main problem is surface dirt or suitable removable buildup.
There is no exposed substrate or recurring moisture problem.
A focused repair or touch-up may be suitable when
The problem is isolated.
The surrounding coating is sound.
The cause has been corrected.
The repair can be prepared and blended appropriately.
A larger repaint may be needed when
Failure appears across multiple areas.
The coating is broadly worn or no longer protecting the substrate.
Many joints and exposed areas need coordinated preparation.
Repeated spot repairs are no longer efficient.
A visual inspection cannot settle every question. Moisture, substrate condition and coating compatibility may need closer assessment before the scope is finalized.

Can I paint over peeling paint?
